The Boulders Apartment Complex

The 20-year-old, rapidly declining Pebble Creek apartments were renovated and expanded into a new complex by reconditioning and modernizing the existing apartments and adding 96 new units. The Boulder Springs community now offers 276 apartment homes in five styles of one, two and three bedroom units. Amenities include community pool, saunas, enclosed tennis court, fitness facility, and central laundry. Inside 13 acres of sculptured parks, and water features, not to mention the famous community duck pond, are contemporary playgrounds and picnic barbecues. Renovation and new construction were done simultaneously, while keeping existing residents comfortable and safe.
Emigration Court Apartments

Emigration Court consists of 550 apartment units and a 292 stall parking garage. This seven-story multi-family project has been designed to blend into the historic downtown architecture. Exterior finishes are Norman brick and an exterior insulation finishing system. The first level retail frontage is typical window wall system. The roof system is a single-ply membrane over prefabricated wood trusses, located behind a screen wall to hide it from the view of pedestrians. In addition, there is a stand-alone parking garage behind the building. It is designed to carry an 80,000 lb. firetruck.
In order to achieve the budget, Ellsworth Paulsen worked with Salt Lake City to implement a new structural type that met all building codes. It included a post-tensioned concrete fame for the underground parking and first three levels. The top of this frame was a post-tensioned transfer slab allowing for wood framing on the last four levels. This has now become a very popular practice.
Frenchmans Place

Building in the Sun Valley Resort area presents the unique challenge of creating a product that is eye-catching and cost-effective. This mixed-use, light industrial and residential project is near downtown Ketchum. The light industrial space is on the main level, with both affordable and market-rate housing units on the second and third floors. Underground parking and pedestrian access to downtown amenities have created high demand.
Metro Condominiums

The Metro Condos are located in the heart of downtown Salt Lake City. This seven story building has 133,323 square feet comprising four street level retail spaces, one hundred and seventeen private condos and five hundred parking stalls. The retail suites are connected to condos directly overhead. The condos range from 750 SF studios to 1,450 SF 3 bedroom units. The interior finishes were owner elected and often upgraded. The construction required shoring for the thirty foot exaction using micro-piles and soil nailing in order to ensure the safety of the adjacent buildings. The two bottom levels of the four levels of parking required a separate access through the existing Heber Wells parking ramp.
Wells Fargo Building

The Wells Fargo Financial Center was the first mixed use building in Provo, Utah. Besides construction, efforts included working with the Provo Redevelopment Agency, assisting with obtaining financing, and leasing. The first four of seven floors is for commercial use. The fifth and sixth levels house thirty high-end condos. The final level contains four luxury Penthouses with large walk out patios. Under the building is parking for thirty-two vehicles. A four level parking structure to the building’s east fits in a drive through for the banks teller windows. A walking bridge connects the building on the second level with the fourth level of the parking structure.
